Our Asbestos Removal Process

Our Asbestos Removal Process

A strict, 6-step process on every project — from containment setup to independent air clearance testing.

01

Site Walkthrough and Containment

We walk the property with you to identify suspected asbestos-containing materials included in the scope. The area is then sealed air-tight with polyethylene sheeting, critical barriers such as windows, doors and vents are covered, and negative air machines equipped with HEPA filters are deployed to establish negative pressure.

02

Surface Preparation

Furniture, fixtures and other items within our designated work area are covered or moved. All technicians wear full Tyvek suits and appropriate PPE throughout.

03

Cleaning and Removal

All materials are wiped and wetted thoroughly, followed by our removal process. Materials are removed using hand tools or equipment depending on the size and scope of work. All work completed in a manner to minimize fiber release.

04

Final Clean-up

HEPA vacuums are used to clean, remove and minimize dust and other debris.

05

Waste Disposal

All materials are sealed and double-bagged, labeled, and transported to certified asbestos disposal facilities along with the appropriate shipping manifest documents.

06

Independent Air Clearance Testing

After remediation is complete, a licensed independent industrial hygienist — not our crew — performs final air sampling. The area is only released when the independent test confirms fiber levels are below regulatory thresholds. Once it is confirmed that we have performed all work appropriately, we break-down our containment and share our letter of completion confirming the work we finished.

Questions about asbestos removal

If your home or building was constructed before 1980, asbestos-containing materials are likely present somewhere. Common locations in Massachusetts properties include vinyl floor tiles and the black mastic adhesive beneath them, pipe and boiler insulation, attic vermiculite insulation, roof shingles, textured ceiling coatings, and joint compound. Asbestos cannot be identified visually — laboratory testing is the only way to confirm.

In many cases, yes. Surveying for asbestos — especially in areas where it is likely present — is required by local regulations prior to renovation, demolition, or property sale. Massachusetts regulations require an asbestos survey before work that disturbs building materials in pre-1980 structures. Local and federal regulations also require proper handling and disposal by licensed asbestos abatement professionals. Failing to comply can result in fines and health risks.

Asbestos-containing materials that are in good condition and left undisturbed generally do not pose an immediate health risk. The danger comes when materials are damaged, deteriorating, or disturbed during renovation or demolition — releasing microscopic fibers into the air. Inhaling these fibers over time is linked to serious lung diseases including mesothelioma, asbestosis, and lung cancer. When in doubt, have materials tested before any work begins.

Most residential projects — floor tile removal, pipe insulation, or a single room — are completed in one to two days. Larger projects involving multiple areas may take three to five days. We provide a written timeline with every proposal. Occupants must vacate the work area during removal and until independent air clearance testing confirms it is safe to re-enter.

Our process includes: (1) Inspection and containment setup with HEPA-equipped negative air pressure systems. (2) Full PPE for all licensed technicians — Tyvek suits and supplied-air respirators. (3) Careful wet-stripping and HEPA vacuuming to minimize fiber release. (4) Double-bagging all waste in labeled, leak-tight disposal bags. (5) Regulated transport to a MA DEP-approved disposal facility with a written manifest. (6) Independent air clearance testing by a licensed industrial hygienist — not our crew.

Questions about asbestos removal

Asbestos was commonly used in homes and commercial buildings built before the 1980s. It may be present in insulation, joint compound, floor tiles, vinyl tiles and the black adhesive known as mastic,  popcorn ceilings, pipe wrap, siding, roofing materials and boilers, among other places. At New England Surface Maintenance, we specialize in the safe, certified removal of asbestos materials. Our process is fully compliant with Massachusetts DEP regulations, along with OSHA and EPA protocols, ensuring your space is left safe.

In many cases, surveying for asbestos - especially in areas where it is likely present - is required by local regulations prior to renovation, demolition, or property sale. Local and federal regulations also require proper handling and disposal by licensed asbestos abatement professionals. Failing to comply can result in fines and health risks.

Asbestos is the name for a group of naturally occurring minerals separated into microscopic fibers. These fibers are durable and highly resistant to high temperatures, making them an effective insulation tool. Asbestos is most dangerous when it is deteriorating or is friable - meaning it could be crushed by hand pressure. When materials containing asbestos are damaged or friable, fibers can become airborne and inhaled. These fibers can cause serious health conditions including mesothelioma, lung cancer, and asbestosis. If asbestos materials are deteriorating or are subject to being disturbed in your home or building, it is recommended to address the issue.

Project timelines depend on the size of the area, the type of material, and the scope of work. Most residential projects can be completed within a few days. Our team follows a controlled process that includes containment, safe removal, proper disposal, and final clearance Identification to ensure the space is safe to reoccupy.

Many residential asbestos abatement projects take one to two days, depending on the scope of work. Larger projects may take longer. The process includes containment setup, safe removal, proper disposal and air clearance Identification post-abatement. At New England Surface Maintenance, we are fully staffed, licensed and insured to handle all needs ranging from homes to schools, hospitals, commercial and municipal buildings and more.

The typical abatement process contains a multi-step approach to address asbestos removal needs, including:

  • Site Containment: The area is sealed air-tight with polyethylene sheeting, critical barriers such as windows, doors and vents are covered, and negative air machines equipped with HEPA filters are deployed to establish negative pressure.
  • Surface Preparation: Furniture, fixtures and other items within our designated work area are covered or moved.
  • Cleaning and Removal: All materials are wiped and wetted thoroughly, followed by our removal process. Materials are removed using hand tools or equipment depending on the size and scope of work.
  • Final Clean-up: HEPA vacuums are used to clean, remove and minimize dust and other debris.
  • Waste Disposal: All materials are sealed, labeled, and transported to certified asbestos disposal facilities along with the appropriate shipping manifest documents.
  • Air Clearance Identification and break-down: An independent industrial hygienist performs an air clearance test in order to verify all materials have been removed in accordance with regulations. Once it is confirmed that we have performed all work appropriately, we break-down our containment and share our letter of completion confirming the work we finished. We do our best to leave your property in the same condition we found it.
